For me, this was a straightforward sale that closed above the asking price. The experience was smooth, and the recorded result gives other Ephrata sellers a concrete example to discuss when reviewing their own home.

279 Heatherwood Drive in Ephrata closed for $250,000 on June 12, 2026. I represented the seller; the public transaction record identifies a separate buyer’s agent.

The three-bedroom townhome was listed at $237,000. Its public price history shows it pending on May 25 and closed on June 12. The $13,000 difference between the recorded asking price and closing price is one result from one property—not an estimate for another home.

For a seller comparing townhomes in Ephrata, this is a useful example of why the details matter. Property type, condition, location and the timing of competing listings all belong in the comparison. A nearby detached home or a much larger townhome may be a poor match even when the mailing address is similar.

The listing-to-pending period and the closing date also describe different stages. Going under contract does not mean the sale has already closed. A seller’s moving plan needs room for both.

Thinking about selling an Ephrata townhome? I can help you review comparable sales and discuss a plan for your own property.
