Seller questions

Preparing to sell in Ephrata, Denver or Reinholds.

What should I do before listing photos are taken?

Start with the spaces buyers need to understand: the front entrance, main living areas, kitchen, bedrooms and outdoor areas. Clear counters, open walkways and remove items that distract from the rooms. Make a list of unfinished tasks so you can separate cleaning and small fixes from larger projects. Before committing to major work, discuss the home’s condition and likely buyer expectations with your agent. The goal is an accurate, clear presentation of the property.

Should I finish every improvement before speaking with an agent?

You can start the conversation before the home is photo-ready. A walkthrough gives us a chance to identify what needs attention, what can be presented as it is, and what information we should gather. Bring a list of completed updates and any available records. A preparation plan should reflect your property and timeline; it should not start with a generic list of renovations.

How do I compare two agents’ marketing plans?

Ask each agent to show you a complete example for a home similar to yours. Look at the photographs, written description, video or floor plan where included, and how a buyer moves from seeing the listing to arranging a showing. Ask what is included in your proposed plan, when it will be ready and who is responsible for each part. A long list of platforms is less informative than seeing how the property will actually be presented.

What should a listing description explain?

It should help buyers understand the layout, useful features and relevant updates without exaggeration. A ranch home in the Denver area, an Ephrata townhome and a Stoudtburg Village property may need very different explanations. Details should describe the property accurately. If an update date, finished area or possible use is uncertain, verify it before making it part of the listing.

What feedback should I expect once the home is listed?

Agree on a communication plan before launch. Ask how showing feedback will be collected, when you will receive updates and which signals you will review together. Views and clicks can show exposure, but they are not the same as showings or offers. Repeated buyer questions may reveal that a photo, description or piece of property information needs clarification.

How can I tell whether an agent personally handled a sale?

Ask for the named agent’s role in each example: seller’s agent, buyer’s agent or co-listing agent. Team totals and team reviews can provide context, but they should not be presented as one person’s individual record. When a review names the agent, read that attribution. When interviewing me, you can ask which parts of your transaction I will handle directly and who else will help.

What should I bring to an initial seller meeting?

Bring your preferred timing, questions about the process, a list of updates and any available floor plans or property records. Mention spaces or features that buyers may need help understanding. You do not need to have every answer ready. The first meeting should give us a clearer picture of the home and an organized list of next steps.
