Mike Gordon Jr. · Cocalico-area seller guide

A selling plan for your home in Denver, Reinholds or the Cocalico area.

Start with the property before reaching for an area-wide average. A ranch, a townhome and a Stoudtburg Village home offer different things to buyers. Their comparable sales and presentation should reflect those differences.

I’m Mike Gordon Jr., a REALTOR® with Berkshire Hathaway HomeServices Homesale Realty and a Cocalico graduate. I help sellers in Denver, Reinholds and the surrounding area connect local comparable sales, preparation and marketing to their own goals.

Confirm the details that shape the comparison

A mailing address does not tell the whole story. Before presenting a home as being in a particular school district, verify the district for that specific address. We also review the municipality, property type, layout, lot, condition and any features that make the home different from nearby sales.

A comparison should explain why each sale is relevant. If a home has a different layout, maintenance needs, setting or property type, the price may need a different interpretation. Older sales can provide context, but they should be clearly dated and considered alongside more recent evidence.

Individual sale examples from Denver and Reinholds

4 Barnhill Road, Denver: a referral listing

I represented the seller of 4 Barnhill Road, a three-bedroom ranch in the Cocalico area. It closed for $346,750 on October 16, 2026. The listing came through a personal referral, and the transaction went smoothly. The recorded sale gives us an example to discuss when looking at a similar property; it is not a valuation for every Denver ranch.

89 Red Stone Circle, Reinholds: pricing and preparation

At 89 Red Stone Circle, I represented the seller. The home was listed for $290,000 and sold for $316,500 on July 14, 2026. My account of the sale focuses on correct pricing, a clean property and the market’s response. It does not claim that a particular video or platform alone produced the sale price.

13 N Village Circle: local context in Stoudtburg Village

I represented the seller of 13 N Village Circle, which sold for $335,000 on August 15, 2024. I live in Stoudtburg Village, and that local familiarity is part of the context I bring to a conversation about the community. This is a historical sale, not a current comparable by itself.

Prepare information as well as rooms

Cleaning and clear photography matter. So does having useful property information ready when buyers ask questions. Collect available records for updates, association matters where applicable, and systems relevant to your home.

If the property has a well, septic system or other feature that requires specialist review, bring the available records to the conversation early. We can identify what needs clarification and who should evaluate it. An agent’s marketing description should not substitute for a qualified inspection.

Help nearby and remote buyers evaluate the home

My listing marketing combines professional photography with vertical social media videos, longform property video, Zillow Showcase, open houses and mailings. A longer video can help a buyer follow the layout; social video can introduce the property; an in-person visit gives them another perspective.

Explore my marketing process and original listing videos. These are ways to improve presentation and exposure. They do not guarantee multiple offers, a specific price or a particular time to sell.

Choose a launch price and a feedback plan

We review comparable closed sales and current competition, then discuss a pricing strategy that fits the home and your timing. Before launch, agree on how we will review showing activity, recurring buyer questions and offer terms. If interest is weaker than expected, those details help us decide what to clarify or adjust.

What to ask an agent before you list

  • Which recent seller transactions did you personally handle near my property?
  • What makes those properties useful comparisons for mine?
  • What preparation and information should be ready before launch?
  • Can you show me the actual photos, videos and presentation from a similar listing?
  • How will you communicate buyer feedback and help me compare offer terms?

Let’s look at your property. Send the address, the type of home and your preferred moving timeline. I can help you work through the local evidence and plan the next steps.
