Mike Gordon Jr. · Ephrata seller guide

Selling a home in Ephrata starts with the right comparison.

A townhome and a detached home can have the same mailing city and very different competition. Before deciding what to ask for your Ephrata home, I want to understand the property, your timing and the homes buyers will compare it with.

I’m Mike Gordon Jr., a REALTOR® with Berkshire Hathaway HomeServices Homesale Realty. Here is how I help sellers turn those details into a preparation, pricing and marketing plan.

Build a pricing range around your property

A useful comparison starts with the same type of home and a similar setting. We look at recent closed sales, then review size, layout, condition, outdoor space and relevant features. Active listings help us understand the alternatives buyers can see today; their asking prices are not completed sale prices.

Before relying on a comparable, we check its transaction date and how closely it matches your home. We also distinguish the original asking price from a later asking price. A home that sold above its final asking price may tell a different story from one that sold above its original asking price.

The result should be an explained pricing range and a reason for the launch price, rather than a single number without supporting sales.

Two Ephrata sales, two different situations

279 Heatherwood Drive: an above-asking townhome sale

I represented the seller of 279 Heatherwood Drive. The asking price was $237,000 and the sale closed for $250,000 on June 12, 2026. The story is an example of my seller work with an Ephrata townhome. Its price is not a valuation for another home without comparing the properties and market conditions.

4 Acorn Court: deciding how to compete

At 4 Acorn Court, I was the listing and buyer’s agent, with Nicole Aquilini as co-listing agent. The buyer I worked with competed against four other offers. We discussed what they were comfortable offering and put together the successful offer. The home closed for $518,000 on March 20, 2026, against a $485,000 asking price.

This example is about the decisions in a particular transaction. Multiple offers and above-asking results cannot be promised for another listing.

Prepare the home before the cameras arrive

Start with a walkthrough and a practical list. Clear walkways, clean surfaces and help buyers see how rooms connect. Gather the information that supports the listing: known update dates, available floor plans and records relevant to the property. We can discuss which unfinished tasks affect presentation and which projects need more thought before you spend money.

For a townhome or a property with an association, gather the available association information early. For any home, verify the details you want advertised instead of assuming an online listing or old description is accurate.

Give buyers several ways to understand the home

My listing marketing includes professional photography, vertical social media videos, a longform property video, Zillow Showcase, open houses and mailings. These tools work together to explain the home and make it easier for interested buyers to take the next step.

See my full seller marketing process and original property videos. Exposure is useful, but inquiries, showings, feedback and offer terms give us more information about how buyers are responding.

Review the whole offer

A higher offered price is one part of the decision. We also discuss financing, contingencies, timing and the information available to support the buyer’s ability to close. Your move and comfort with the proposed terms belong in that conversation.

Questions to bring to our first meeting

  • When would you like to move, and how flexible is that timing?
  • What updates have you completed, and what records are available?
  • Which sales do you think buyers will compare with your home?
  • What preparation can you reasonably complete before launch?
  • How will we review showing feedback and decide whether to adjust the plan?

Need a starting point for your Ephrata sale? Tell me your address, property type and preferred timing. We can review the home and relevant comparable sales together.
